The purchase of a new home is likely to be the biggest purchase that someone will make in their lives. As a result it is important that you work with an experienced solicitor that will be able to guide you through the process of taking ownership of the property.

Here we provide an overview of what the process of buying a new home involves.

What is involved?

  1. You need to take the time to find a property that best fits your needs: the environment, the size and most importantly, the price.
  2. When you find a property that reflects your requirements, you need to consider how best to finance the property. There are two options: get a mortgage; fund the purchase from your own finances.
  3. You will need to find out as much information about the property as possible, including details on: the condition of the property; and any legalities that may interfere with your ability to enjoy or add to the property.
  4. You must ensure that the relevant paperwork is completed timeously, and deliver full payment of the property before you take ownership of it.
  5. Anti Money Laundering Assessments. All conveyancing solicitors are obliged by law and Government regulations, to conduct detailed, in-depth Anti Money laundering ( AML) assessments upon clients seeking to purchase property within the U.K.

The regulations are draconian, and the relevant U.K. authorities demand that we assess the overall wealth of each individual client AND the money trail of the monies being relied upon to fund the property purchase.This will mean that we will ask to see financial /banking documentation, and those relating to earnings /savings. We will also have to ask many detailed questions until we are satisfied.

In some cases, such assessments can be complex and time consuming eg monies coming from foreign or off shore jurisdictions or where a number of individuals are making contributions to the purchase monies.

If we find that we are dealing with complex AML assessments in order to assist the client with the purchase, then we reserve the right to charge for the time taken to undertake such assessments over and above the fee quotation given for conveyancing services. Any additional fee will be negotiated upon a case by case basis.
